Buying a Home in Winter

Our real estate market, like most, slows down through the fall and winter before picking up again in the spring.  Not as many people list their homes this time of year, and there tends to be less people looking to buy.  I believe there can be benefits to purchasing your new home in the offseason.

People spend more time in their homes in the winter than they do in the summer.  Before buying, wouldn't it be good to know how well the heating system works?  Are all the rooms at the same temperature, or is their faulty ductwork causing certain rooms to stay colder than others?  Do the windows and doors seal properly, or is there a draft?  Does the home appear to be well insulated, or is it leaking heat to the outside, causing all the snow around the foundation and on the roof to melt despite the cold?  These are all things that can be difficult to determine in the warmer months, and could be very expensive to fix after you buy the place.

While many people take their homes off the market in the offseason, you can be confident that the ones still selling in the winter are serious about getting a deal made.  They are likely quite motivated to sell.  They have either missed the summer and early fall rush, or something has come up causing them to have to list during what most people view as being the less than optimal time of year.  Because of these reasons, a seller may be more willing to negotiate price and terms than they would be in the summer.

Another reason good reason to buy in the offseason, more specific to the Creston valley area, is our weather.  Why put up with another cold, windy, snowy winter when you could buy here and enjoy the mild weather and minimal snow?  We still have easy access to nearby ski hills and snowmobiling areas, there are plenty of trails for snowshoeing and cross country skiing, and our golf courses are able to open quite early in the year.
